Brokerage Definition

Commercial Advisory Group, Powered by Real Brokerage, LLC (“CAG”) is a licensed Florida commercial real estate brokerage operating under Chapter 475, Florida Statutes. CAG provides transaction brokerage services only. Any references to advisory services are limited to real estate transaction coordination and do not include legal, tax, financial, or investment advice.


Use of Third-Party Service Providers

CAG facilitates introductions to independent third-party professionals who are commonly required for comprehensive commercial real estate transactions. These providers are not employees or agents of CAG and operate independently under their own licenses and professional obligations.

Vetted third-party providers may include, but are not limited to:

  • Florida-licensed attorneys specializing in commercial real estate
  • Title insurance companies and escrow agents
  • Engineering and environmental assessment firms (Phase I / Phase II ESA)
  • Certified Public Accountants (CPAs) and financial planners
  • Surveyors, architects, and design-build contractors
  • Commercial lenders, mortgage brokers, and qualified 1031 exchange intermediaries
  • Property inspectors, code compliance consultants, and ADA accessibility experts
  • Commercial property managers and valuation specialists

CAG may introduce additional service providers as needed and may update its professional network based on client needs and market conditions.


Arm’s Length Relationship and No Compensation Disclosure

CAG maintains strict arm’s-length relationships with all third-party service providers.
CAG does not receive and will not accept commissions, referral fees, finder’s fees, kickbacks, or any other form of compensation from any third-party provider.

CAG’s sole role is to facilitate introductions for the purpose of supporting client due diligence, investigative review, and transaction execution.


Independent Contractor Status

All third-party service providers operate as independent contractors. Each provider maintains separate professional licenses, insurance coverage, and contractual agreements directly with the client. CAG assumes no responsibility or liability for the services, performance, advice, or deliverables provided by any third-party professional.


Conflict of Interest Transparency

Any known pre-existing business or personal relationship between CAG personnel and a third-party service provider will be fully disclosed in writing prior to engagement, in accordance with Florida Statute §475.278 and the NAR Code of Ethics, Standard of Practice 1-9. Clients are entitled to full transparency regarding potential conflicts.


Client Direct Contracting and Payment

Clients contract directly with third-party service providers under mutually agreed terms. All fees, compensation, and payment arrangements occur exclusively between the client and the provider. CAG does not collect or share in any third-party fees. This structure preserves client control, pricing transparency, and independence.


Website and Digital Compliance Notice

This disclosure complies with applicable Florida real estate advertising and communication regulations, including:

  • Brokerage Identification: Commercial Advisory Group, Powered by REAL Brokerage, LLC clearly displayed
  • TCPA Compliance (effective January 27, 2025): SMS and email communications require explicit one-to-one written consent
  • ADA / WCAG 2.1 AA Compliance: Screen-reader compatibility, keyboard navigation, and 200% zoom support
  • CAN-SPAM Act: All commercial emails include required identification and opt-out mechanisms

Florida-Specific Regulatory Compliance

CAG third-party introductions comply with:

  • Florida Commercial Real Estate Sales Commission Lien Act (§§475.801–475.825, F.S.)
  • Florida Transaction Brokerage Disclosures (§475.278, F.S.)
  • No brokerage liability for services not provided directly by CAG
  • 2025 environmental disclosure coordination requirements, including flood risk and PFAS-related considerations
